I assume that we would be getting less if we went this route, but at the same time, with cost/time involved in preparing the house to sell (we have 7 kids), it could take years for us to get it done.  Is there a way to get an estimate w/o cost?]]></description>

For a home seller who has no idea what they are doing, they should hire a Realtor or work with a trusted advisor to make sure they get everything explained to them.  Personally we are not out to &quot;take&quot; anyone.  We are very up front about what we do, we buy houses quickly, in a matter of a few days (if that works for the seller) and we pay cash.  For the benefit of getting a home sold in that quick a time frame, you will sell your home for less that what you would probably sell it for using a Realtor.

Here&#039;s and example.  Let&#039;s say you have a house and you consult with a Realtor who tells you that they think that they could sell your home for about $100,000 and if you did some fix up, it might sell for $120,000.  They will say be sure to clean your house inside and out, top to bottom.  Fix everything that is broken.  Keep the pets out of the way if not out of the house.  Box up all the clutter.  Hire a home stager.   And after you do all this, it will probably still take 90 to 120 days to sell the house, costing another 4 months of mortgage payments, 4 months of utlities, 4 months of insurance, 4 months of lawn mowing.

And you also have the headach of keeping the house spotless and having to leave everytime someone wants to show you house, what a hassle.

Then it gets an offer and the buyer has their hand out and wants you to pay $3,000 in their closing costs, the Realtors get paid 6% on average (some more and some less) so there&#039;s another $6,000 in costs.

So if you figure you sell for $100,000, figure in an extra 4 months of holding costs at about $4,000, the buyer&#039;s $3,000 in closing costs, and the Realtors $6,000 in commission and you are looking at about a net of $87,000 less mortgage payoff and the closing costs you can&#039;t get out of at the title company.  And you forked over some cash and work to fix the broken things and keep it clean and ready to be shown to all potential buyers for 3 or 4 months.

Now I am going to look at your house and say, hmm - if I fix everything that is broken and then make some updates I can sell it for about $120,000, I can buy it from you next week for $75,000.  In this transaction, you net $75,000 less the fees you pay the title company.  It&#039;s about $12,000 less than what you get with the Realtor, but you don&#039;t have to fix anything, clean anything or pay 4 more months of closing costs, utilties, insurance or real estate taxes.  And you have to wonder that if a Realtor says they can sell a house for $100,000, will they maybe sell it for $95,000 instead.
