This Seller Wanted to Trade Houses

Trading Houses

Need to Sell Your Kansas City Home Fast?  Well, how about trading it, that’s what we did with this home at 73rd and Harrison.

This lovely home was purchased in 2004 at 73rd and Harrison and has a very interesting story behind it.

The owner had inherited the home and lived there for a while.  It had not been in the best of conditions when she inherited it and when she had called, she was struggling with living there as she was in a wheelchair and the house was a 2 story home.

Her idea was for us to buy this house for cash and then she was going to use the proceeds from her sale of this house to buy a smaller, all on one-floor house that we had for sale at the time.  And with a few consultations with an attorney and the title company, we ended up just trading houses.

So on the day of closing, she went to the closing table to sign on the sale of this house and the purchase of the smaller house with no money changing hands on her side.  On our side, we signed documents on the sale of our other home and the purchase of this home.  And we paid closing costs for both transactions.

The hardest part of the entire transaction was not the repairs made to either house but rather figuring out how to get the transaction into the accounting system and make sense.

So, how did it work out?  Well, the seller got all moved into the one updated 1 story home a few blocks away and last we talked with her, everything was working well.  And for us.  We renovated this home from the top with a new roof, to the bottom with some support beams and sealed cracks in the basement.  plus refinished hardwoods, new kitchens and baths, fresh paint, and more to make it like a brand-new home.

And remember, if you have a home you want to sell that you just don’t want to spend time and money on making repairs, getting fixed up or selling, take a few minutes to tell us about the house!
