After Repaired Value
There are just some price bands across the metro that are not in our target market. If the typical resale home in the area would sell for at least $80,000 or more, then we would be interested. In areas with prices below that, we will consider them, but more often than not, those are properties that we would pass on.
Basic Property
Our typical, cookie-cutter house is going to be built after 1950, have a basement and at least 3 bedrooms. We will buy older in some areas, like Brookside and Waldo and we love newer homes. We don’t typically want a 2 bedroom home unless there is an option for renovation to put in the 3rd bedroom. And the key here is cookie cutter. We like metro area homes that are very similar to the neighbors. It can be the worst house on the block, but at one time it was built in very similar fashion to every other house on the block.
Not Listed
The house can’t be listed on MLS, unless of course you own the property and have it listed on MLS. But if you are the typical wholesaler, getting a house under contract to then assign your position in a contract, please don’t send us listed properties. We find that this type of transaction is usually overpriced and a waste of our time.
Property Details
You need to be able to provide us with basic information. That means beds, baths, square footage, other rooms, basement info, garage info and most importantly photos. Ideally, we need front and back photos, sides, the yard, and a few neighborhood and street shots on the outside. On the inside a couple of photos from different angles of every room, the basement and garage, plus photos of the furnace, the AC condenser unit, the hot water heater, the electric panel and the electric meter. We will still need to get into the property to make our own final judgements.
Numbers Must Make Sense
We buy houses to make a profit. Make sure you have worked your numbers and after purchase, renovation and holding costs there is a profit to be made. While we can sometimes push that 70% of After Repaired Value rule, the numbers still have to afford us a profit or it just will not work.
